Top 7 Things Not To Renovate Before Selling A Home.

Renovating a home before selling is a task that most homeowners either avoid like the plague or become too happy and overdo!!

What does renovating overdo really mean?

This typically means renovating any and everything in a home regardless of the potential return on their money (investment).

 

The irony is that most people renovate or update solely to suite their liking and justify their actions with a barrage of points. However if situations arise and they need to sell in the near future or at times immediately, they usually list everything that they’ve updated or renovated in a home expecting to get back 100%  or more on their money (investment).

 

What Not To Renovate Before Selling Your Home!!

1. Should We Renovate The Entire House According To Our Taste?

It’s probably not a good idea to customize everything according to your specific taste. Not because you love that black kitchen cabinets with a fancy brown backsplash, doesn’t mean the buyer will love it too. Consult with a local Realtor and home designer, they can save you money, time and provide inside information about your neighborhood trends and buyer profile for your area.

 

2. Should We Change The: Air Condition Unit, Furnace, Electrical, Plumbing, Roof and Windows?

If they’re in good working order, don’t replace them. Remember the saying, if it isn’t broken don’t fix it. If you’re in doubt, complete a pre-sale home inspection. The home inspector can provide a list of the necessary repairs and the remaining estimated life expectancy for your major systems.

 

3. Our Lawn Isn’t Professional Landscaped, What To Do?

If your lawn is neatly cut and nicely maintained, you may not need to hire a professional to completely redo everything.

 

4. Our Garage Is Messy, Should We Hire A Professional To Do Built-Ins?

If you find your garage is cluttered; try cleaning, donating and packing. It will involve time, but it will be a great return on your time. No need to hire a professional to do customized storage cabinets. It’s very likely, the buyers will appreciate the neatness but they may not be willing to pay for such a job.

 

5. We Don’t Have A Fireplace, Should We Get One?

Consult with a local Realtor, they can save you money, time and provide inside information about your neighborhood trends and buyer preferences and profile for your area.

 

6. We Watch HGTV and The Houses Look Great, Should We Change All Our Furniture?

You may not need to change all your furniture. Try consulting with a home re-decorator or home stager. They could help make your home look attractive using your existing furniture or even add a few key pieces.

 

7. Should We Put a Deck and Fountain In Our Backyard?
